Unless your property happens to already have the proper Zoning for a 3-Unit building, which is based on the Zoning designation and the size of your lot, then you would be very lucky! 

If you've done the proper research, then you know that KT is not ok in any circumstances.

In most cases a proper cleaning will likely do the trick.In regards to the proving it part, I agree with @Jill F & @ John Teachout - you do not need to prove it and smoking smells. 

This isn't for eviction purpose, this is for tax purposes so the state the property is in can properly tax you.  

Telas employees are not going to get a significant raise in lifestyle with nicer housing and shorter commute.. 

The AC may also not be sized properly for the unit they are in.

Or actual help with setting up the 1031 exchange.I know Midland IRA or Exeter 1031, both can act as 1031 custodians (or whatever the proper term is).

Not sure the numbers are adding up (mortgage, taxes, insurance, closing costs) or that proper reserves are being allocated.
