Insurance seems to be the best bet to me.Foundation repairs are really not that complicated. 

The one downside I can see to thermostats like this is the maximum temperature may not be enough for some poorly insulated apartments or large apartments with one thermostat. 

I am against cash for keys for poor behavior, but that is not the case here.

House hacking is a great way to start and it will probably be your best bet.

This book has had the same impact on me as a lot of people who read "rich dad, poor dad" did it on them.
