Another way to solve occupancy challenges, which I strongly encourage, is adding a few more features so guests will feel less desire to leave and find comforts, such as a hot tub (with great photos, including lights on at twilight), well stock the home and make a big deal of this(especially coffee and the ease of making it), buy more indoor and also outdoor games, photograph them in use and describe them via verbiage in the listing.

Boulder is a really special market with amazing appreciation, high rentability and increasing rents, it's very recession-resistant thanks to diverse jobs (CU, NCAR, NIST, Ball Aerospace, Lockheed Martin, Oracle, Google, Microsoft, IBM, Qualcomm, Zayo etc. lots of tech and organic food startups, outdoor industry, Foundry Group, TechStars, etc.).
