Just like any other organization not everyone there are real go getters but they all have good intentions and the ones that do actively invest can give you a great wealth of information if your just starting out. 

Get all the business goals & objectives laid out then consider establishing a Joint Venture Agreement & a multiple member LLC.  

Just make sure, if allowed by contract, to object to as many exceptions to coverage as possible so you can get a clean title policy. 

I think you need to define your objective, if it is buy and hold, what is the min cash flow you want?  

And how being organized is very important.

However, the main objective is making the ktichen space feel larger. 

Try some of the organization around the country.

There seem to be quite a few disconnected cases, governmental actions, and inquiries against FLYNN, but nothing organized. 

They go talk to a neutral third party for an objective opinion.

With a few exceptions, those looking for an apartment now are not the best candidates (i.e. they weren't organized enough to look in March/April).
