What i see is a market with affordable entry points, military and college student presence, and appreciation in 4.5-7.5% in the few neighborhoods I've looked at.I'm hoping to get a snapshot of affordable props from a local pro as a jumping off point for more research.

The problem is that I have two great deals with no comps because these are both older, very stable neighborhoods with no sales in over two years!

From there you want to select desirable neighborhoods, and last but not least, select the right property that makes sense (condition and cash-flow).As I like to say, "Live where you want.

Most of these homes are in somewhat questionable neighborhoods, but I don't really see that as a big deal, as long as the neighborhood appears to be in an upswing.

It's in a decent neighborhood but $150k+ sales are very rare and I'm not sure if the market will support a risky project like this.Thanks so much for the insight!
