As for how to structure the deal a lot depends on the nature of the amount of asset protection the members of the LLC want. 

That said, in my opinion it is more likely to stabilize naturally than the above named neighborhoods. 

Everything else doesn’t come so natural lol.

I’d be annoyed as well to receive dumb threats regarding eviction from unorganized PMs which I would perceive as harassment due to their own stupidity.And to a landlord like you, I’d likely ignore you or tell you to kick rocks when I see you just to get you to waste time and money to evict me. 

What ever you do, don't screw it up with its historic nature!!!
