@Jay Helms I stand up during the members part of our monthly in-person REIA meetings, and announce that I'm happy to talk to, or have coffee with, anyone who wants to talk about real estate.And then, because of that and the fact that some folks recognize me from posting on BP, I usually have a ton of people come up to me during the break and after the main meeting.To be honest, it's exhausting, and sometimes I head to the bathroom just to hide for a few minutes before I can deal with The Crowd.

My main concern, as this will be out of state, is to not get ripped off by contractors and understand what needs to be rehabbed in order to improve the value and how to even estimate ARV accurately.

I have built a website tested one fb campaign that didn't have much success mainly because I was learning how to use it for the first time and have no idea what I am doing except for watching YouTube University - (I did not advertise as thoroughly as I should have with updating all the fb page info also) and have posted on craigslist and received one call from a non motivated seller looking to just get an evaluation of his property's worth.

For example, let's assume that the 'wholesaler' promised the elderly folks in your example that they could close in two weeks all-cash, and that this 'wholesaler' does not actually have the cash or anyone that's committed to buying 123 Main St at the time the promise was made.
