There is something psychologically that happens when you hand them X amount of dollars (typically, my bird dogs make $3k easily per deal(another tip, pay them more than the next guy) and they know you're legit, they're loyal to the person who pays them and again, nothing is cooler than having them walk away with cash in their pocket)So, there ya have it. ;)

If you find properties with their name on it it means they are lending money out, pretty good sign they are legit. 

You could pull a HELOC on your primary to help you cover the down payment and closing costs, that is legit.
