However, one could look at rental income as passive income, even though you pay a percentage to a property manager, but these types of investors are typically much larger with diversified portfolios.

personal choice most rentals are bought at or above market.. especially if they are out of state investors.5 to 8 years ago the vendors I funded who sold turnkey would advertise instant equity etc.. and that was generally true vis a vi a rate and term refi..

it is , if you make the minimum  30 yr fixed   payments .....all the more reason to make the larger  15 yr fixed  payment amounts  ( assuming these fit into your budget)
