We had to replace the trim and carpet in one bedroom, all the bedroom doors, screens, grass in the yard, etc due to dog damage!  

So I was fed up with it.

My guess is the seller has another offer on the table or is just simply fed up with all the extensions and doesn't believe you will close in another 13 days.

Don't get caught up in the grass-is-greener-on-the-other-side game.

They also did not pay for the garbage and let leaves pile up in front of the home and, and they dumped all of their grass clippings over the back fence onto my other property in the back!

I haven't ever had a problem, except once when a tenant didn't mow for a few weeks and the city placed an ordinance violation on the front door for overgrown grass. 

Also Pen-Fed will do them too.

Maybe go talk to her and tell her that though you appreciate her mowing the grass, due to liability concerns you're going to have to ask her to move the trailer off the lot, then fence the lot.
