I second Matt, check to make sure your house does not have historic designation.

The 2nd, and this is what I believe to be the big one, is that I have my CFA designation.

We have modified kitchen design and added extra cabinets and Insland etc so that drove higher cost.For us some lesson learned, you want to go much details in contract and this is part where I need to learn and it is not easy to deal with contractors.

Currently we are still at the beginning of the design stage.

a couple of years later we ended up selling our duplex for just under a hundred grand more than we paid for it, I havent done the final numbers but it ended up about a 30-35% annual ROI.
