Despite what it is, it should at least be addressed. 2 months rent is pretty common with proper notices.Some states require you to make every effort to re-lease the property and some don't. ie, you could technically have the tenant pay the whole lease period even if you don't fill it.Regarding pets, we used to just not allow pets but based on our experience, almost every house that the owners had no pets somehow winds up with them.

You could buy the property "subject to" and then refinance into more favorable terms after the first year (a BRRR - Lite) type thing where you could give yourself even more margin on the monthly cashflow to extend whatever is left on the loan back out to 30.

If the lawyer decides to follow through with collecting on the fees we can go back to the courts and demonstrate the extended time frame that the entire process took, citing that the probate process for a pretty cut and dried case took nearly two years.

All of my tenants understand they can't extend their leases unless they do that extension prior to my signing a lease with the next tenant.
