These tasks as not “unskilled labor” as they require skilled labor to perform them if you expect quality and efficiency. 

I would recommend starting with educating yourself thoroughly on the business, your market, the types of properties you want to flip, construction costs, what other investors and flippers are doing etc. wholesaling is very competitive and you need either a very large budget or a lot of time to be able to generate deals.Flipping I am all about finding good deals and good contractors and lease options are all about motivated sellers.Check our Carrot websites, yellow letter HQ for mail they have some good info and turn key sytems.

Cost will depend on a lot of factors: size of the units, how many head units are needed, how well air sealed and insulated they are, window placement and efficiency, difficulty of electrical and running the lines.

The motivation for selling the house is to reinvest the money into more properties, become a better real estate investor, and of course obtain the holy grail of increasing my overall Cash Flow.

.* It's a trade off, pay someone else because my time is more valuable, or do it myself with efficiency.

You could then share the proceeds with the contributors.So many opportunities to make the real estate investment lifecycle more efficient!

However, I think being able to get a feel for what motivates the seller is very important and helps to formulate a deal in which both sides win.
