Because then you can sell for whatever you want with no fiduciary responsibility to a seller.Does an Option to Purchase Contract, with full disclosure that you will be marketing for a profit, allow the ability to do this?

you can access the tax records of the property, you can see the disclosures, you can build a mailing list at no cost, you can find out what the rehabbers are paying for properties in the areas you are interested, you can get market analysis thru the apps...There is a big difference,

@Chris Seveney nothing wrong with a broker buying their own listing... the agency disclosure is acknowledged up front... now if he brought in a straw buyer that would not be good.

this is a disclosure issue and many investors paid very heavy prices for not disclosing these types of transactions to their lenders.hope that helps....
