I agree completely that being PREPARED is the most important overall though.I have been meeting with potential Private Investors/Partners (they bring the money, I bring the deal and PM) with a WIDE variety of 'styles and wealth'..... meaning plumbers, engineers, retired farmers and entrepreneurs with networth in the 8 digit range.

At one you need 100% of your purchase price within 5 minutes.One place doesn't take cash, I thought US currency was good everywhere in the country.Another place won't take either personal or business checks.

If you willing to put $30k down plus some type of collateral, I can imagine you can get the rest for double digits % loan.
