An escrow account is an account where funds are held by a third party, for distribution (ie. funds from a buyer are escrowed at the title co. for delivery to the seller a and lien holders, or monthly payments go into an escrow account for taxes and insurance, etc).

@Lori Thedorff From what I have been able to learn from title companies, a couple of  RE attorneys and several realtors: it is not illegal to wholesale in LA.

Even in "Title Theory" states, where the security instrument is a Deed of Trust the foreclosure can still be judicial.

If you are buying a portfolio of properties then I imagine you are having title work done to make sure that the houses have clear title.
