I've been practicing as much as possible but really want to do things the right way even if it means missing out on a little money, the experience is really what I'm after.

They simply just don't have the correct mindset and internal drive to implement this practice, the "WHY" is clearly absent. 

Even if the vacancy rate for the building is 5% in practice, the turnover costs associated with vacant units should be budgeted in.

It's very common practice and there are many forum posts regarding this type of financing.

I am HVAC certified and a not practicing home inspector, so there are no issues.  

I have worked with many investors flipping property and buying rental property (10 years of experience) and we had some set backs with our first purchase and we did buy a fixer condo lol so, theory will always be different from practice.

So the best practice is to build a good relationship with a knowledgeable insurance agent (there are pros and cons to using an independent agent or a captive agent).  

The length of your post and your position is one of emotion...and rightfully so but no contractual basis for it...and this is common practice in the industry.
