Make sure your tenants are making other arrangements, either on their own or through the Red Cross (their Renter's insurance should provide them lodging, and, if they caused the fire, might handle some/all of the restoration).

Some appraisers will still count it if they find it adds value to the property while others will go by the book. 

When you do get a hold of them, they just want the quick hit on what you have: location, asking price, bed/bath count, ARV, etc.

In this current enviornment it is nearly impossible to get your retail buyers financing so count on doing it yourself and structure your business as such.

When a CRM has multiple workspaces, more apps than you can count on your hands and toes, and more gadgets than Inspector Gadget himself ...how easy can it really be to use or train a team to use???

Location, condition, parking, loading access, vehicle per day count in front of the building, Lease type (gross, NNN, Modified...), length of the desired lease, zoning, all of these can influence price.
