East Bay market has been on fire since last summer.

It hasn't been driven since the summer of 2018.  2 tires had dry rotted, and they only had 10k miles on them. 

Additionally, the owner has already offered to: - to stay in town and help us learn, - to pay the salaries of two key employees the first summer we take over (2021), and- to owner finance a good portion of the purchase price (and offer really reasonable terms).Additionally, they turned over credit card statements for the last 5 years, and hosted us in their home for about 36 hours of intense due diligence, Q&A, etc.The point is: should we pay for a partial property inspection now, or come up with some new wording in an addendum to the contract that says we'll do a property inspection in May and are requesting that seller set aside up to $_____ for repairs (which would be negotiated)?

We had a similar scenario come up over the summer @Sal Burges (also in Connecticut).

On the SFH do you plan on using it as a STR in the summer only or year round? 

They now spend 4 months of the year in FL, the odd summer weekend at our Lakehouse & enjoy putting REI deals together. 

I put summer money into my IRA every year thinking it wasn't too much of a big deal then a few years into the workforce realized my retirement accounts were 2-3x my peers and continue to scale accordingly. 3.

@Laura Kusto we have a restoration company here in Birmingham, so I deal with water damages everyday.You didn't mention if this was something that just happened, or maybe it happened back during the spring or summer and you just found out about it.

I won't be surprise if it gets extended all the way to at least summer 2021.
