East Bay Real Estate Investing

I just bought a duplex in Oakland, and I'm looking to purchase another investment property in the East Bay. I'm thinking about a single family home in San Leandro, as there isn't rent control there. Is that a good choice?

@Alex Huang. Rent control is statewide thanks to AB1482. But it still leaves room for some rent growth.
