It’s not to much of a stretch to pre-price common pet damages into a damage addendum, such as scratches or holes in drywall or baseboard, flooring replacement, etc. if the addendum says they agree to pay for full house carpet replacement if the pet has urinated or damaged the carpet, then they have to pay you that agreed price, even if the damage is in only one room.
