However, I would want to put about $50-75k into the property to update floors, carpets, appliances, etc if needed... should I be getting a second loan for the rehab?

She cleared the property and allowed us to enter the property to measure for carpet the day before formal walkthrough.

It’s not to much of a stretch to pre-price common pet damages into a damage addendum, such as scratches or holes in drywall or baseboard, flooring replacement, etc. if the addendum says they agree to pay for full house carpet replacement if the pet has urinated or damaged the carpet, then they have to pay you that agreed price, even if the damage is in only one room.

Even went as far as replacing their carpet floors to all tile so it was like a brand new unit.

I'll try to start smaller, maybe just a "paint and carpet" flip on a smaller home. 

Many properties I’ve seen are in horrible conditioner and few mainly need cosmetic work (Paint, New tile floor, New carpet, Refinishing Wooden floors etc..) along with a furnace and heater!
