Hi Lolita,I had a programer buddy of my hook me up with a system that is kicking serious but in my city with SMS.

The market is at a point now where I can't be successful unless I really know what I'm doing so that led me here.My wife is managing our properties so she's been on BP at times but I didn't know about it until recently when talking to a vet buddy who is also into real estate (lots of vets get into real estate).At first my goal was to get 5 properties that I could use to retire and then leave to my son.

call me crazy but I require last paystub, last year's W2, last 6 months proof of rent paid (tenants can give a false # for a landlord & have their buddy verify), & last month's paid utility bills.I am also going to start requiring visiting their current place of residence.As we all know, if/when they get a mortgage, they will be providing much much more documentaion.

My buddy and I have been hoping to find one.

I wish I had thought of purchasing a home and subletting all the rooms to my buddies while I was in school :)
