I'm assuming the 2-year wait period will apply whether it's a property I'm buying off the MLS or an unmortgaged property I already own.

I have a question about the rules for delayed financing, although I'm sure this question applies to multiple refi scenarios....We are under contract on a FSBO for cash.

Most appraisers are not simply going to apply a sqft * mkt value per sqft to arrive at your appraised value, and 900 sqft per 2br duplex is typical.
