Tile throughout.With an offwhite 12x24 throughout, any dirty tile grout is going to show more.I'm interested in this "dark grout" concept to avoid cleaning between rentals and keeping the tile looking like it never needs cleaning, but where on the grout spectrum/what colors do people purchase to achieve this?

Even though it's a fake show, the premise is that a motivated seller agrees to sell something NOW for less than the market value they are told it is worth.Real estate can be the same way, some sellers will always accept less cash NOW rather than wait an unknown amount of time to get the highest value.So, a good wholesaler doesn't have to steal equity from a seller, they can just offer a quick close for an under market price.

At least now my collections are at 98-100% once the eviction process starts they lose all motivation to pay.  

It would have to go from $60,000 up $540,000 per acre to achieve the same return levels in the next 30 years.c. 

I hope to come up with a solidified plan within a month of how to achieve my 2-year goal.
