The way I see it if he doesn't pay for 2 months we are already out $900. 

We bought 6 years ago and now we are sitting on a lot of equity - about 1.4 million. 

We are experienced in both SFR and Multi-family management and can handle everything you want. 

Right now everyone is pitching real estate because we are back to ATH since the bubble.

We are kinda in a rush because I’ll rental lease is up in 6 months’ and we need the space.

I know we are grown and "can do whatever you want with your earnings", but one thing I see a lot on youtube, forums and such, is the omission (knowingly or unknowingly) of advice to young investors who have earned their first deal cheque or after theyve done a few deals.Im curious to hear some perspectives. 

I renamed it Tenant Invoice Not Paid because it lets me see how much money is still owed to me at any given time.Make sure you choose Accounts Receivable in the Account ColumnMake sure you enter the rental amount in the Debit ColumnMake sure you type in the tenant's name in the name columnSecond Line type in the bank name or choose it from the list because we are going to backout the money that bounced.Make sure you choose the Credit Column and type in the rental amountMake sure you choose the tenants name in the name columnStep 2:  Billing your tenant for NSF fees and Late FeesBecause we did a journal entry for the rent that bounced, the old invoice, the original invoice is still outstanding and active. 

We will definitely check further into the laws but just want to make sure we are not out of line with our requests!

We are currently looking to buy single family homes with at least 2 bedrooms and over 1000 sq ft in good school districts that we can rehab, add value and flip.

-purchased kitchen cabinets from another renovation -  need to find someone to install them-Painters on hold until I can get a drywall guy in there, thats the next big thing.I know we are going to blow right past our $8 estimated repairs.
