I happened to try and go to the CVS and parking spilled out to the steet last night as there was almost zero parking on the huge parking lot with all the shopping for New Years.Worst case scenario is that you pay the 3% down to get a roof over your head and have at least over 1/3rd the mortgage paid for each month.  

Places like gastropubs, yoga studios, art galleries, trendy coffee shops are all pretty good signs I think. 

Their employees pay starts at the employers shop and ends at the shop .

@Jacob Pereira I always thought standard was 6% total as well when I was shopping for a home as a consumer.

I am their go to consultant, including viewing properties on their behalf and running comps whenever they ask, guiding them on other deals that I am not involved in and ultimately being their one stop AZ shop, regardless if I will have anything to do with the purchase or sale of the property.

It did NOT smell like money.The clothing was piled so thick in the basement that I had to duck to walk around.It's plumbed for a bath but was being used as a work shop or something.

A mom and pop shop probably loses a lot of good tenants because the tenants didn't know they also had houses or whatever.
