Things like property managment, insurance of all sorts, taxes, maintennace, legal costs, CPA costs, tenant damage above security deposits, lawn care, snow removal, etc.2) capital - money you spend in one year but that has to be depreciated.

If $2800 is the market rent and the other landlords have tenants pay all utilities and mow their own lawns (that's what I do) then you can do the same.

I would probably leave the tree in the center of the front lawn but would strongly consider getting rid of the tree on the side of the front lawn.

Classic signs are overgrown lawns, piled up mail, and roof and siding in obvious disrepair. 

They are not covering anything except trash and lawn care (HOA fee).

The situations is the lawn has grown incredibly wild with all the Spring rains we've been having, and I want to make sure it is still being maintained during the sale process in case the contract falls through, as well as a general courtesy to the new owners.
