@Gerald Demers  we are talking apples and orangesJillian is a securities attorney and is speaking about pooled investments.Mortgages and deeds of trust are exempt  from registration and are not securities as it relates to loans from ONE lender to one borrower and folks can advertise for folks to loan them money.When you fractionalize loans  like we do in CA.. and a few other states there is an exemption for up to 10 investors per note.. and they do not have to be accredited...

Adam, I don't think you are asking the right question here, comparing buying real estate in your IRA with owning rentals in your own name is like comparing apples and oranges.

I assume I have priced it correctly when I originally listed it and only do the small, $100 reductions to get it to ping the notifications on smart phones who have apps like Redfin or alerts set up in the RMLS.
