@Bryan Kurtz Welcome...although I don't have any reason to invest outside of the Midwest, I can tell you that there is an entire industry built around servicing out-of-state investors...so, with some due diligence it won't be hard to land with a reputable firm in any state you elect to invest in...the key is to do your homework here.

Be careful however to find someone solid and reputable as there are many who might take advantage of you.

Save your reputation.

When you approach others as the principal buyer, but your profile and discussions on BP and the net reflects otherwise, you are just harming your reputation.

A good sponsor will be an invaluable part of your team because you'll need them to sign on the mortgage and you'll also use their reputation to get better deals from brokers and to raise money from your investors because of their track record.
