My investment idea/plan is to buy a single family residence (BRRRR method) to either flipp, rent or airbnb, but i would love to hear from ppl who have lived in a townhouse and have done this.

You have when the contract was opened and you have some dated method of when the seller told you the tenant was behind.

I graduated at 15 to be able to start this at a young age and follow my passions of real estate and day trading.

Trades like construction are something that will be in demand and you'd get a good wage.  

I’m estimating having to put in between 40k and 75k for the down payment but would really prefer not to trade for equity in either a new real estate investing company that I would create for this purpose or my current business.

There are two things I would recommend you doing next: 1) Understand your financial situation in and out and 2) Research the various methods and ways of investing in real estate. 

I think generally I’d be interested in using the brrrr method so finding properties where I can be all in with rehab at 100-125k and then hopefully with an arv of 150-180.

I really like your advice though, I might actually adopt that method going forward. 

Is there good way to approach this or is there alternatives to this method?
