Where a broker or investor fails is in two things: 1.

It's not much, but it's been a waste for the last year or two.

In retail, while I have minimal direct experience lately, I was talking with some lenders about a month or two ago, as I was looking at buying a strip center myself.  

This strategy allows you to spread out the lead removal costs a bit perhaps not having to remove Lead from two out of three units, and only removing it from the unit where you happen to accept a tenant that has children.  

I have two thoughts - 1) Green building is not really a big thing.

We have to be the bad guys and shield for two emotional items. 

Scenario A :  The project (in Orange County, CA) I am undertaking is a grand-fathered 3-unit property where I will renovate these units and add two ADUs to the lot.
