I still love apartment buildings but everything I'm seeing is <8 cap and I'm looking for better deals at this point in my investing career (I realize many people are still finding great deals in MF).

If you are already taxed heavily in your career/w-2, avoid investments taxed as more ordinary income like flipping and lending.

Money has to yours  for FHA or it has to be gifted to you.I don't think you want to start your real estate career with mortgage fraud.

My primary focus out side of my professional career is to focus on debt investing.

But if you can survive the school of hard knocks than it's a very lucrative, educational, and rewarding career.
