Oh well, I suppose it's more ideal to be able to pounce when opportunity strikes.

They were supposed to start building 2 years ago, they don't have the money or demand, They are waiting for an anchor tenant like an Amazon to come in and put a campus there.

@Lam N. we must keep in mind that in USA accused people are supposed to be 'innocent until proven guilty'.  

Suppose the lease has ended and the tenant is no longer entitled to possession.

The overhaul and xieroscape option was supposed to be a win/win for us both as she is potentially a long-term tenant (4 years).

My family we're supposed to buy from me years ago but they have there own financing issues.

I work full time and have been married for nearly 5 years (and who says marriages don't last).I have only recently seriously began taking in all the information I can and scratching out a plan for my future.I am interested in mostly rentals (preferably multi-family), though I suppose as I learn more that can fluctuate.My general plan is to finish saving my down payment for a personal home (my wife isn't on board with house hacking... yet), and then begin doing the same for rentals.

We are now in the process of renewing the lease for a few tenants (the ones that are supposed to pay their own water bills). 

I suppose it goes both ways.I have understood in this forum that we the landlords can put all kinds of penalties on them for stepping out before end of lease?

@Alan Grobmeier Is that supposed to be a good thing?
