This is one reason I'm thinking to start with a small SFH portfolio where prices are more pure supply/demand for housing and not driven by the yields global investors demand over and above risk free rates. 

I have a big house and can't fit any more furniture or supplies in here and unfortunately Marketplace has so much of this stuff for sale there's no liquidation market either. 

The strategy that puts occupancy at 80%+ is often not the one that maximizes revenue, at least in markets that have highly variable pricing. 

My goal is to create sustainable and robust housing demand/supply balance hence producing a constant, affordable housing option for majority of the people along with time.Please suggest and/or connect if my goal sounds interesting to you!

I've never bought into variable interest rate debt before though.

Once I've got my 3 AirBnB reviews and a good list of client organizations, I'm confident I can make $1000/month in year 2.EXPENSES & ASSUMPTIONS- Costs are about $4600 a month ($4000 in rent plus expenses of $500-$600 including utilities, wifi, renter's insurance, supplies, etc.). - 20% vacancy for most of the year- 15% discounted AirBnB rate for first 3 bookingsREVENUES & ASSUMPTIONSI'm anticipating rent revenues of:- $5500 for December (collected already)- $4600 for January-February (break-even, including 15% discount)- $5000 from March-May (including 15% discount)- $6000 from June-September (assuming just 10% vacancy in summer) - $5500 during Oct-November.Once I book it out 5-6 months in advance, I can "introduce" my cautious wife to another rental home and start scaling the business...Thank you folks for your wisdom!

(A) A landlord who is a party to a rental agreement shall do all of the following:(1) Comply with the requirements of all applicable building, housing, health, and safety codes that materially affect health and safety;(2) Make all repairs and do whatever is reasonably necessary to put and keep the premises in a fit and habitable condition;(3) Keep all common areas of the premises in a safe and sanitary condition;(4) Maintain in good and safe working order and condition all electrical, plumbing, sanitary, heating, ventilating, and air conditioning fixtures and appliances, and elevators, supplied or required to be supplied by the landlord;(5) When the landlord is a party to any rental agreements that cover four or more dwelling units in the same structure, provide and maintain appropriate receptacles for the removal of ashes, garbage, rubbish, and other waste incidental to the occupancy of a dwelling unit, and arrange for their removal;(6) Supply running water, reasonable amounts of hot water, and reasonable heat at all times, except where the building that includes the dwelling unit is not required by law to be equipped for that purpose, or the dwelling unit is so constructed that heat or hot water is generated by an installation within the exclusive control of the tenant and supplied by a direct public utility connection;(7) Not abuse the right of access conferred by division (B) of section 5321.05 of the Revised Code;(8) Except in the case of emergency or if it is impracticable to do so, give the tenant reasonable notice of the landlord's intent to enter and enter only at reasonable times.

Many of the next series of tasks is predictable and efficient compared to the launch of a new house project where weather and heavy equipment schedules need coordinated.We will have enough lumber supplies delivered this week to get us through the holiday season and hopefully a framed house in another four weeks.I hired a high quality crew of framers for my duplex project.

But I think surrounding myself with people that really know what they're doing would provided me with such a vast supply of knowledge, past listening to books and podcasts.
