Do some research....This is serious stuff, and no not only because you can harm yourself, but possibly more importantly, 'they' (media, Govt) have made mold a huge issue.

Talk with an advisor that knows this stuff (tax, attorney, financial advisor, etc.).

I used the MSI stuff for a few different homes and (installing it myself and having floorers install it) I found it to be horrid to work with. 

If you put it in more long term buy and hold stuff then you will likely need to continue a real job for quite a while.

They are doing BTR there but you would need the whole amount for their stuff, but check their website and podcast and it might give you some ideas.

Mine would.say if less than 500 worth of stuff (yard sale proces) then I can the property back.My next trick if needed is to call code enforcement and have them put up a 24 hour notice to vacate as property is not habitable without utilities. 

Until then, I can put in time on nights and weekends for real estate stuff.

Learn all the stuff that goes into making a house function and what they cost to repair and to replace and their lifespans.

Whats important to me: #1 cashflow, rent ready although I can handle a little cosmetic stuff, nice neighborhood, parking, laundry.  3-4 families in my area are 350-500k. 

Left me a house full of stuff on Friday of that same holiday weekend and a tenant scheduled to move in Sunday morning.
