So likely payment would happen just before start of construction.I have recruited a builder friend of mine to partner with, but Seattle is not his primary building area and SFH are more his specialty but he has done multiple townhome projects and a few apartments.I have found two private lenders willing to cover 100% costs of the following two options:Build 12000 square feet worth of town homes (seattle uses this floor to area ratio to determine building size , for townhomes the conversion is 1.2 build-able feet per lot square foot.

Hello, guys and gals I need a recomendation.Currently have a build in progress and the contractor is stuck on deadlines and pouring a basement and garage floor tomorrow even with the extreme cold temperatures in forecast.

When they showed up with the new tenants for the walkthrough today, they found the house is trashed.All piping and electrical gone, appliances gone, furnace/AC gone, every wall ripped open, flooring destroyed, bathrooms down to the studs.

I went in there with my crew and we redid both bathrooms, completely gutted the kitchen and did new cabinets/granite/stainless appliances, new flooring throughout, popcorn removed and all walls and ceilings retextured and painted, new ceiling fans and light fixtures, new closet systems, new interior doors, new tankless water heater, new HVAC etc.

The renters pay for all their own utilities.Repairs needed:- new paint job on the outside - 12,000- new flooring in our unit - $5,000 (all of the other units have new flooring)The lot is half acre and has a Carriagehouse in the back which is 2,000 square feet.

Account ClosedOr another way of looking at it... if there is a cap rate of 10% and the expenses just rose $11,000 per year in increased flood insurance premium, then the value of that property just declined $110,000.I would be EXTREMELY cautious about buying any flood area property as the costs are slated to rise in successive years per the law, and I would be looking to get out of any flood property now before rates increase every year down the line.There is the possibility of getting a personal flood certification that shows your property not in the flood zone, but that costs money and must be accepted also.Another alternative is to raise the property.

We do not actually label doors in our rooming houses (we have two), but we do have a floor plan attached as a schedule to the lease which shows each bedroom with its designation.

Carpet was new when the tenant moved in 21 years ago.I'm putting in new kitchen cabinets, new granite countertops, all new flooring, carpet replaced with hickory, a new window, and refinishing the walls and ceilings.Over the years I replaced all the other windows, replaced the electrical service and totally re-wired the place and replaced all the plumbing.The plan is I'm going to be keeping the place and will raise the rent with the new improvements.
