and second, It's so expensive, and you've just put it down, you can't afford to replace it, so you CAN'T even consider it IS that causing your sudden watery eyes, burning sensations in the eyes, nose and throat, nausea, coughing, chest tightness, wheezing, skin rashes, and allergic reactions.

Who knows.What really gets under my skin is the lack of enforcement of federal illegal immigration laws on both federal and state level.

I apologize for this long post, theres not much that gets under my skin especially online because we know anyone can say they know about real estate and pretend to be a sucessfull investor...But throwing a company i work with under bus to potientially destroy their name that dosent sit well with me....smh

Brad advises against that for your first several deals as you build a track record, but what if somebody had relevant skills, or experience, or a big network of potential investors that trusted them, and may be ok with the sponsor not having skin in the game?  

I have a pretty thick skin but this was an overall unpleasant experience.

Investing seems like you have (to use an overused term) More Skin In The Game.

Most likely you will need to have some skin in the game.

This was the reason we first got into caves from trees, made fire, wore skins of animals, and fought wars.  

This typically includes new kitchen, new bathrooms (but hopefully not the baths/showers), new flooring where needed (typically most flooring), removing the ceiling texture, new windows, décor outlets and switches, paint, typically some doors and handsets (both entry doors and/or closet doors)  and there always seems to be something unexpected.
