Bathroom Challenge with Tub Orientation and Windows

Any thoughts on what to do with this bathroom, particularly the tub. This is a single bedroom second floor apartment in a nice residential area that I plan to rent as a B/high B rental. Normally for something like this I would just rip out the tub and replace with tile surround and tile floors etc and renters love it. I'm not sure what to deal with the location of this tub as well as the windows etc. Two pictures below. Sorry for the sideways orientation. (It doesn't show up that way on my computer). There are two windows behind the tub, one directly and one further down the wall. There is some room on the opposite side of the bathroom which is fairly large, but not sure I want to deal with rerouting all the plumbing.

    I don’t know your market or the pricing there so keep that in mind, but my advice is to gut that bathroom and do new. Carpet has no place in a bathroom so clearly that goes and you add new tiles floors. The old fashion tub needs to go and build a tub shower combo with the orientation turned 90 degrees clockwise as you have plenty of length there. This being the one and only bathroom, you should have a full bath which requires both tub and shower. The old wall mount sink has got to go and add in a new vanity as large as will fit in the space while allowing for the proper clearance to the toilet. A new toilet is also recommended since everything else will be new at this point. Frame in the window to have a small one adjacent to the vanity and then you have the entire tub shower side to tile up to ceiling. The wall texture also has to go so I would refinish to smooth or a light sand texture.

    You will also need to finish the exterior out after reshaping and positioning the window, plus paint.

    This will bring you the highest rental rate and the best resale value (or refinance value).
