Also if I were to prepay the entire term of the lease at once, could I apply that to the single years taxes, or does it need to be taken over the course of the whole lease (3 years)?

We currently live in Oregon, we have 2 single family rental properties located in Arkansas, we're looking to purchase our 3rd property in Indiana.

I've been buying and renting (some flips) single family houses in the Birmingham, AL area for 7 years, and things have gone well.

We're looking for single family or multi family deals in central Ohio college towns like Westerville, Delaware, Granville, Gambier, Yellow Springs and Ashland.

I have bought single family homes and spent over 100k on them on renovations. 1 house. 

I'm waiting until I pay off my primary residence and will likely put 50% down or something along those lines.I've heard that a single family will appreciate the fastest, but has more of a hassle factor in terms of managing it.
