i have a tennant under lease...she moved out of state...she has her son living there and they are not paying rent...they also have the gas shut off...Do I have to treat this like a normal eviction, or since the son is not on the lease and the gas is turned off can I do an immediate eviction...if it helps Im in Bufalo Ny;Thanks...Joe

So pretty much what I am getting at is that the holding company and the s-corp would never be shut down but every time I buy a new property a new llc is born and gets attached to my current holding company and when it is sold I close the Llc.I could also add your idea of 1 million of deals within a single llc before closing it to save money but I still wouldn't hold more than 1 property in an Llc at a time.Also, you had mentioned that you would worry about people who could come back and sue me but I feel that with all of the proper liens that I make contractors sign, all of this together would protect me.Now you also were worried about intermingling funds but it is a known fact that each llc can't be tied to another because the llcs sole purpose is an asset protection entity serving to protect it from any lawsuits thus like I said before the holding company pulling in all of the funds wouldn't matter.But I want to still get your opinion on this, thank you.

Hi am a real estate agent and I work with investors I’ve seen distressed properties that I’ve hit up the owners and ask if they’re wanting to sell and they would say no not interested in selling and that’s it so I felt shut down right away I feel like hitting them up again a month later as the property still looks really distressed I’ve knocked on the doors nobody answers it’s in terrible condition the seller said last time that people do live there but it just needs gardening I said no problem you have my number if interested in selling. so like I said I want to try to reach out a month later but this time I want to say hey you know I have a cash buyer if you’re interested in selling.

Plumber needs to test gas lines as they were shut off by previous landlord so plumbing needs to pass inspection by the city so gas meters can be installed again.I am trying to build my A Team in Fitchburg so if you can help me now we can build a good relationship to work together moving forward.

If they have decent net worth and liquidity then if they want to shut down the business early they will be looking at a settlement with you or you could go after their personal assets if they try to liquidate the remote corporate entity.
