I get paid very well, I have no expecnes and am saving money.

That saves several thousands.  

Next, I’m currently not working but I have some money saved up, and my fiancé (we live together) has a new nursing job.

I have money saved up, no current income, and live with my fiancé who has a full time job.

. $150 of that goes toward property management fees (which I currently do myself), $200 goes toward future CapEx savings, and $250 is true cash flow.

What I'm not sure of is, should I use the cash I have saved up to get me to this point or should I explore a hard money lender?
