The 70% rule that BP preaches is that both purchase and rehab combined should be below 70% of ARV. 

Make sure this is legal in your area first, lots of places restrict them. 

So hopefully I'm not breaking any advertising rules or anything on here but I just got my license and will be working primarily in the Fort Collins area as well as any deal I can get my hands on in Northern Colorado.

You can argue about the "50% rule", but I've heard this from multiple sources for apartments.

The general rule of thumb is that a property manager is going to charge about 10% of the collected rent.

Post it in the classified section, and follow the rules for that forum.

In my experience they were more successful starting their own business than trying to get hired from most companies, who had relatively arbitrary rules against hiring felons.

I would at least find some way to cover my closing costThat being said, the recent surprise to me is 2% rule.
