I doubt the previous owner did much maintenance on it, even though it is working.

When I move out, rents for equivalent properties are at $1900, leaving enough for maintenance/CapEx with good cash flow. 

The great thing about a larger property is that you can hire full time staff for maintenance and leasing and run it much more like a business.

These buildings will have shared community gardening and parking.I'd like to find an attorney that can help with setting up the HOA & bylaws.The units are all set up as separate entities (separate solar systems, etc...).Yet, there is actually quite a bit to think about in terms of maintenance & other hoa rules.How is the watering of the shared gardening space being handled?

At first, I thought SS was what I wanted to focus on rather than other asset types (because of no toilets, less maintenance / capex), but now I'm starting to consider the long distance SFR BRRRR investment strategy. 

I'm 26 so it would be amazing to defer my maintenance expenses to years down the road.

Some states regulate what, if anything, you can require a tenant to be responsible for in terms of maintenance. 

Common fees will include a set-up fee, leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.
