People pay rent with money, not their SAT scores. 

Hopefully along the way your properties appreciate, you pay down debts  (mortgages) from operating income, and you get market appreciation on what you can rent each unit for - giving you more income each month. 

It would be even better if we could get it zoned to rent out the house as a 3/2 and separately rent out the ADU as a 1/1.If anyone that sees this has done something like this in Columbus, we would love to get any info on how the process went, how much did the permits and inspections cost, etc.Also, if anyone knows whether or not we could even rent out an ADU through sec-8 that would also be helpful, as we will definitely consider using sec-8 to rent out the property if it can get us higher rents.We are going to be contacting the city's zoning dept right away to verify with them that this would even be allowed at this address, and to try and get a rough estimate of how much permits etc will cost us.

The condo I expect rent is in a modest community but ceiling fans are a given.  

It would be located near a wedding venue, hunting retreat, and about 25 minutes outside of a major university town (e.g. could rent for college football gamedays). 

Are prices in the next 12 months going to be flat, increase 1%-5%, 6%-10%+ or decrease? 

They were served a Notice of Rent increase on April 26th, with the rent increase starting on June 1st.

I rented both, furnished them, and listed them on mid-term rental sites like Furnished Finder.

I currently live with my parents so I don't pay a lot in rent right now.

But I also realized she has tried to get her rent reduced twice before this was even ans issue which makes me feel like it’s a money thing also.
