,Since W2 employees get taxed BEFORE they get their money, you're kind of up a tree on this one.You'd do better to find a way to pay yourself from your deals thru an S-Corp so you can control how much of it is actually salary (earned income) versus dividend (regular income).

Now, if we do it again and again, we will need to 1099 the contractors, since we will be looked at by the IRS as an actual business........Regular home owners who hire contractors to work at their home, doing home improvements, do not need to 1099 them at all in North Carolina where we live.Thanks!

From what I understand, if I try to buy another house at the end of 2017, the bank will look as if I was paying a mortgage on both homes and I work a regular 9-5 so my Debt to Income ratio won't be able to carry that.

I would send by certified and regular mail to the property address along with any work address known- So the difficult task now would be to locate the tenant.
