Like most insurance companies, they will avoid paying if possible but if it does apply, then you have the extra liability coverage.

It depends on whether or not the carrier requires 12-month lease agreements...have to talk to an agent and provide accurate information on how the property is being used.

You get a credit and take care of the repairs yourself later. if the seller does do the repairs, you can pay your home inspector a little extra just to go back and verify the quality of those repairs.

This can be done through linking up with local investment groups, or go to meetings that provide such interactions.

The Architect working directly for me will provide me with more leverage and peace of mind. 

Larger national companies like State Farm, Allstate, and Liberty Mutual are known for providing comprehensive coverage, so they could be good places to start your search.
