One thing I'm struck by is no DST company so far has been able to provide their track record.

As for the bank accounts, I'm yet to decide if I need to create a separate bank account for each series, and I'm leaning towards doing so because it will provide separate asset protection.From a tax planning standpoint, I'm still researching the best set-up, but it appears that separate EIN for each series is the way to go for liability protection as well. 

Have you had any success in just providing a lock box code?

If you are financing the purchase, the lender will also provide protection, you will get an inspection done to protect you and so on.

Sadly, many of them don't have younger relatives to provide them guidance and many times are scammed by predatory investors.
