If you market they will come but it's gotten to the point where you have to cold call unless you want to spend thousands for marketing thereby requiring you to get the SFRs cheaper.

Anyone who knows me knows I am not one to borrow money but even so I have never heard of any legitimate source of loans to process and settle a loan with money in your personal or business bank account in only 3 days unless you are dealing with a private party but I would wonder just who are these people that feel they know you well enough to be sure you will pay then back ?

With new construction, you can spend a long time just preparing for the build (dealing with subdivision, zoning, permits, drawings, etc) before the work even starts.
