I don't ever see anyone talking about this, is it cause no one owns their duplex for over 30 years, they don't do a 30 year mortgage, they rent a lot more then the mortgage payment???

A FORMAL loan Mod done 9-16-2020 (But NOT recorded until 6-9-2022) reduced their rate to 3.375% to be REAMORTIZED over 360 Months.Looks like HUD took back a SUBORDINATE 2nd lien in the amount of $101,500 dated 9-16-2020 (Recorded 6-9-2022 at the same time as the Loan MOD was formally recorded)BUT they fell behind AGAIN so then another Loan Mod was done on 4-14-22 (recorded 7-15-2022) which reduced the Interest Rate lower to 3.125% to be REAMORIZED again over 360 Months.

We totally get the premise behind the Brrr method but at the same time, if you can utilize the same cash principle to buy a bigger, better rental house that will appreciate well over time due to location, wouldn't it also make sense to consider using the cash house equity for this bigger location house to be refinanced later at a lower rate and take the equity out of the better location house then and use the equity later?

It is all about your comfort level, but for me and many others on here they will note your better off investing that money in a deal and learning that way then spending large sums of money on gurus.

Thanks Kim, If I were to install them I would go with the card/app ones but thinking it over I feel as if I would be trying to squeeze to much from my tenants, just going to go with updated an updated washer and dryer and not charge them.
