You have to set the expectation early and follow up on the work occasionally.

That is a JOB and tough one.. some are lay downs some are Donnie brooks.. that space in my mind needs to have a lot of volume so you can throw the occasional bad one out with the bath water.. 

George offers some great inexpensive training occasionally. 

They might occasionally break even or lose on one project but in a small way and then win most of the other times.

You waive the late fees if you like the tenant or this is an occasional occurrence.  

I did however manage to find the occasional park zoned for more units and even one in my area that had just not been built out at all (seems to be raw land).

You also will have to deal with the occasional tenant bickering since they didn't pick each other.3 - No different than usual.

As a new investor who is corrently renting an apartment in an apartment complex, I can see the occasionally need for a month to month lease with tenants that are disruptive and a nusense to other tenants.  

If you occasionally AirBnB your primary residence (or a portion of it), would that qualify you for a Solo 401k?

I'm still finding occasional deals in the Austin area (although they're getting rarer).
